Property & Rental Services

  • Be a source of information for all tenants regarding any issues concerning their rental units.
  • Advertise and show vacant properties to prospective tenants.
  • Screen tenant applications, including rental and employment references, credit and background checks where warranted.
  • Prepare lease agreements for signature by tenants and landlord, or by Wickwire Property Management as landlord's agent.
  • Collect rents and make requesed payments to vendors.
  • Disburse funds to landlord each month via direct deposit or check.
  • Provide an emergency contact number to tenants.
  • Pursue late rental payments in a timely manner.
  • If necessary, send proper legal notices to tenants (ie. Notice to Quite, etc.)
  • Provide information and assistance to attorney in tenant eviction matters, if necessary.
  • Make a video recording of the property before tenants move in, if requested *
  • Inspect your property at regular intervals.
  • Maintain security deposit accounts, if requested.
  • Meet with contractors and vendors, re: maintenance issues and oversee each individual project until completion.
  • Arrange for lawn mowing and landscpaing, as requested.

  • Arrange for snow shoveling, plowing and snow removal, as requested. *
  • Supervise cleaning of vacated properties in preparation for new tenants, including carpet cleaning and painting, if necessary. *
  • Optional bookkeeping services including monthly profit and loss statements, accounts payable, accounts receivable, budget maintenance. *
  • Do house checks on vacant houses if living out of province or on vacation.
